KATHMANDU, April 13: Real estate transactions in Nepal show a clear seasonal trend, with activity remaining low in the first quarter and rising significantly during the third and fourth quarters, according to a report published by Nepal Rastra Bank.
In its first-ever quarterly data on real estate trends, the central bank reported that Madhesh Province ranks highest in terms of the number of transactions. It is followed by Lumbini Province and Koshi Province.
In contrast, real estate activity remains lowest in Karnali Province and Sudurpashchim Province. Based on total land area transacted, Madhesh Province also holds the largest share, followed again by Koshi and Lumbini provinces.

The report shows that in all provinces except Madhesh, plots ranging from 2.5 to 10 aana are the most commonly traded. However, in Madhesh Province, transactions of larger plots—exceeding 20 aana—are more prevalent.
In terms of declared value (transaction amount), Bagmati Province ranks highest. Within metropolitan and sub-metropolitan cities, plots sized between 5 and 10 aana account for the largest share of transactions.
Between Fiscal Years (FYs) 2020/21 and 2024/25, real estate loans increased by 72.41 percent, while residential housing loans rose by 61.55 percent.
Revenue generated from the real estate sector reached Rs 23.7 billion in the first quarter of FY 2021/22, before declining to Rs 8.2 billion in the same period of FY 2022/23. However, collections have since recovered, reaching approximately Rs 15 billion in FY 2024/25.
